For assignments confirmed to be feeding an IRS filing such as Form 706. Additional scope, certifications, and qualified appraiser documentation required. Always quoted individually.

Standard pricing applies to single-family homes and townhomes (up to approx. 3,500 sq ft above grade) and condominiums (up to 2,000 sq ft above grade) on lots of one acre or less, within Arapahoe, Denver, Douglas, Elbert, and Jefferson counties. Modular and manufactured homes qualify at standard pricing.
Properties outside these parameters, including 2‑4 family, rural, and large or high-value properties, are quoted individually.
Standard delivery is electronic PDF. All turnaround times are measured from completed inspection, not from order date.

Russell Harrist is a Colorado Certified Residential Appraiser with 25 years of experience serving the Denver metropolitan area. He founded Great Estates, Inc. in 2011 with a focused purpose: to provide clear, well-supported real estate valuations for the attorneys, personal representatives, and corporate trustees who handle Colorado probate, estate administration, and estate planning matters.

Every assignment at Great Estates, Inc. is handled personally by Russell, from the initial order through inspection, analysis, and report delivery. There are no handoffs. You work directly with a credentialed, experienced appraiser who understands both the technical requirements and the human context of estate work.
